Equity Release is a way for asset rich homeowners over the age of 55 to access the wealth tied up in their property to fund objectives, without having to sell or move out of their home. Perhaps you still have a mortgage to pay off, maybe children or grandchildren are struggling to get on the property ladder; there are many reasons why Equity Release could be the right choice. Is It Safe? – Things to Consider
Equity Release is fully regulated by the FCA (Financial Conduct Authority). While the money released is tax free and you will still own 100% of your home with a lifetime mortgage, there are other points to consider:
- Equity release may not be right for everyone.
- The size of your estate and the amount you can pass on to your loved ones could go down.
The money you release could affect any means tested benefits you are entitled to now or in the future. - Equity release requires the repayment of your existing mortgage including any second charges. You may choose a lump sum and/or drawdown facility which sits in reserve until required.
- You may have alternative options available to you, such as a conventional residential mortgage if you have sufficient income or by using your savings.
- With a lifetime mortgage you can choose if you want to make monthly repayments. If repayments are not made, interest is added to the loan and compounded.
- Your property must be your main residence and in a habitable condition.
A free survey is available with all lifetime mortgage schemes so there are no upfront costs to pay to start an application. The costs to you involved would be for legal fees and we do recommend a firm called Barton Law who specialise in lifetime mortgages. They charge a flat fee of £960 inclusive of VAT. Our advice fee is £1,495. Unlike many of our competitors, we do offer whole of market research, and we do not accept any marketing fees from our solicitors. Both the legal fees and the advice fee are only payable upon completion.
Paul Case
Independent Equity Release Adviser
Paul’s career in Financial Services spans 48 years. As a young man in 1977 he started at Teachers Assurance in Bournemouth. He went on to work at Frizzel Life and Pensions (now LV), Abbey Life and Ambassador Life where he built a solid foundation in all areas of financial services. He then went on to work for N M Schroder – where he was the Manager of their Technical Unit.
In 1988 Paul had gained his CeMAP qualification and had his first customer facing role with Prudential Property services as a Mortgage Adviser.
In 1991 Paul went on to run a firm of Independent Financial Advisers.
Between 2002 and 2009 Paul joined Accept Mortgage Services where he gathered more qualifications including Advanced CeMAP and CeRER.
During 2009 Paul set up his own firm and specialised in Individual Insolvency to assist people in annulling bankruptcy orders made against them to save their homes. Paul then decided to specialise in Equity Release.
In 2014 he joined Key Retirement, where he was their top Equity Release Adviser in the UK in 2016 & 2018, for both written and issued business before starting his own business as Self Employed Adviser with Key in 2018.
2021 Paul formed The Clear Equity Release, which is now part of One Stop 4 Later Life.
During the years Paul has gained extensive financial experience including Inheritance Tax, Tax and Pensions and of course he has a wealth of knowledge in the equity release market.
Paul is a professional individual who takes care, patience and time with his clients ensuring that they fully understand the process of equity release.
Always building on his knowledge, Paul is currently studying a Certificate in Long Term Care and Later Life Planning.
Kim Cannon
Administration Manager & Client Liaison
Kim spent a decade in the early part of her career working in the financial and mortgage industry as an administrator before going on to work in roles as a senior PA, Account and Project Manager and Events Organiser.
Kim then spent the next 20 years running her own business in the beauty industry. Her entire career has been customer facing, and she values the relationships she builds with her clients. Taking the time to listen to their requirements and tailoring any advice or service to meet their specific needs.
During 2021 to 2023 Kim trained as a Counsellor which equipped her with good empathic and listening skills.
In March 2022 Kim joined The Clear Equity Release as Administration Manager & Client Liaison and she works with Paul Case liaising with Clients and Lenders alike, ensuring a smooth process for their clients. Kim is also currently training for her qualifications to become an Equity Release Adviser.
